Asbestos Surveys


We undertake 2 different types of asbestos survey nationwide as directed by UK legislation.

Management Asbestos Surveys (Previously known as a Type 2 survey)

Refurbishment and Demolition Asbestos Surveys (Previously known as a Type 3 survey)


Management Surveys

Are for businesses, leaseholders or freeholders occupying and purchasing property. This type of report forms the requirements under Regulation 4 of the Control Of Asbestos Regulations 2012 “Duty to Management” which places an onus of responsibility of those who manage property to have an understanding of what asbestos containing materials (ACM’s) are present within the property so as these can be managed safely. This type of inspection can also be required when you are handling back your lease or disposing of the property where an asbestos survey report is not already in place. Solicitors will frequently request this information during the course of the process. This type of report is now commonly produced for prospective purchases of residential property in order to give the new owner a better understanding of what ACM’s are present and any considerations which may be needed.  



Refurbishment and Demolition Surveys

Are a legal requirement for individuals and organisations involved in demolition, renovation & refurbishment. Whether the property in question is a garage or a hospital the requirement is the same and this type of intrusive inspection will attempt as far as reasonably practicable to locate where ACM’s have been used in the construction of the property particularly in difficult to reach places such as the structure or fabric of the building.

Reports will always contain a number of key pieces of information such as the material assessment risk rating for each individual occurrence and recommendations on materials found including photographs and highlighted floors (where applicable).
